There are spaces that carry a particular kind of presence. Boronia House is one of them.
A grand Victorian villa on Military Road, Boronia House has stood in Mosman since 1885. In nearly 140 years it has been a private residence, a library, civic offices and a restaurant, each chapter leaving its own trace on a building the Lower North Shore has long regarded as a landmark. Its iron lacework verandahs, considered proportions and enduring architectural grace place it among the most distinguished Victorian residences in Sydney.
It is this history, and this quiet dignity, that drew our founder Dr Joseph Hkeik to the building the moment he walked through its doors. Now, Boronia House opens as the newest home of All Saint Clinic, and the fourth Sydney location alongside Double Bay, Balmain and North Parramatta, and Le Petit Saint in Mayfair, London.
The Restoration
The transformation of Boronia House was guided by Dr Joseph, in collaboration with acclaimed interior designer Blainey North. Working in close consultation with heritage advisors, the brief was always to restore rather than reinvent.
"Every decision throughout our restoration deferred to what was already there: the ironwork, the ceiling heights, the proportions of each room," reflects the approach taken throughout. Original pressed metal ceilings remain visible through framed openings in the new design, and new treatment spaces have been built within the existing structure rather than expanded outward, preserving the scale and integrity of the original villa.
The result is a considered refinement rather than transformation for its own sake: the character of the building preserved, and a contemporary expression of calm, precision and elevated care built within it.
Why Mosman
All Saint Clinic has been part of the Sydney community since 1999. Mosman felt different from the moment it entered the conversation. The pace of the suburb, its proximity to water and greenery, and the community that has grown around it all aligned naturally with the philosophy Dr Hkeik has built over more than two decades in practice.
"Environment and treatment have never been separate things to me," says Dr Hkeik. "I wanted this to feel like a home that happens to hold a clinic, not the other way around."
The public gardens surrounding Boronia House remain part of the guest experience, and the villa's façade continues to anchor Military Road as it always has, still very much part of Mosman's community fabric.

Rather than a traditional clinic environment, Boronia House has been conceived as a sanctuary, a place where architecture, art and medicine meet before treatment even begins.
"We designed Boronia House not simply as a clinic, but as a sanctuary, where architecture, art and medicine meet before treatment even begins," says Dr Hkeik.
